Many of my clients who are interested in purchasing in a new construction development have expressed to me that they want to get in on the “ground floor”. The premise is that when the first release happens the selection is greater and the prices are competitive and will probably rise with each successive release.
Yesterday (April 11th) was the first brokers open for a new development called SOMA GRAND. This is a new construction high rise on Mission Street between 6th and 7th Street. Besides the usual high end finishes like Studio Becker cabinets and Bosch appliances the uniqueness of this development is the lifestyle service aspect. The developers have teamed with Joie de Vivre Hospitality, a very well known Bay Area authority on living well and creators of memorable experiences. Examples of a la carte services include dog walking, interior decorating and twice monthly housekeeping services.
The prices that brokers were quoted on Wednesday seemed more than reasonable. So if you are considering a new construction purchase, this is definitely one to take a look at before you decide. One word of caution, even if it may sound self serving…..the sales people at these new construction developments have the mandate to sell you one of their units. My mandate for my clients is to make sure they are getting the best price, best upgrades and best terms and that they purchase a home that meets their needs and desires. It doesn’t cost a buyer anything to be represented by an independent agent even at a new construction development.
