I and a number of my colleagues visited the SOMA GRAND sales office this past Wednesday. It was the first broker's open for this new development. The scoop is that the first release will be available May 1st. The sales office anticipates that the first release units will close in October of this year. To add to my colleague, Nicki Randolph's blog of April 12, the SOMA GRAND is a 23 story, 246 unit development of one, one plus, two and three bedroom floor plans. Prices currently start in the low $500,000's to mid $700,000's for a one or one plus floor plan. Two bedroom floor plans start in the $700,000's and go to $1,000,000. The three bedroom floor plans start in the $900,000's. Units with Downtown and eastern views on the higher floors will command the greatest asking price. As an extra bonus, the developer will provide for 18 months of cleaning service. Monthly homeowners association dues for a one or two bedroom unit will be approximately $590 for the first 18 months. This amount includes the 'free' cleaning service. Dues will then increase to $660 per month. Parking is available for each unit. There is leased parking in the building for a monthly fee or owners may opt to purchase a parking space. Interested buyers are now advised to get pre-qualified with a project preferred lender and then decide upon which floor plan and unit that they wish to purchase.
The project is located at 1160 Mission Street between 7th and 8th Streets. Visit the development sales office with your Zephyr agent who is a SOMA/South Beach Specialist and you can be assured that your interests come first in the first release!
